Roof Replacement - Phase 1

THIS CONTRACT HAS NOW BEEN AWARDED The works consist of the removal of the failed single ply membrane flat roof covering to the main and lower roofs of the accommodation block.

The works are to include; installation of a new elastomeric modified bitumen waterproofing membrane system including thermal upgrade and associated perimeter junction detailing and internal refurbishment works to address deterioration caused by long-term moisture ingress.The proposed works include but are not limited to the following items :- 1.

Removal and re-fixing of mechanical ventilation systems (including electrical works) to facilitate the roofing works - this element is to be Contractor Designed Portion; 2.

Removal and disposal of the PCC paving slabs and pedestals; 3.

Removal and disposal of the PCC coping stones; 4.

Removal of the failed single ply flat roof coverings; 5.

Installation of a new Garland new High Performance StressPly Flex elastomeric modified bitumen warm roof system including new insulation to raise the U-Value to at least 0.18W/m2K; 6.

Replacement rooflights; 7.

Upgraded detailing and weatherproofing to parapet wall (Upper Roof) including new Garland R-Mer Clad metal capping's; 8.

Installation of a new self-weighted, freestanding handrail system; 9.

Localised repairs to suspended ceiling and rooflight cheeks; 10.

New blackout blinds.
