The brief

This contract comprises clearing, cleaning and any other necessary repair and/or refurbishment works for void properties to be made suitable for re-letting.

Void properties are Council domestic dwellings that have been vacated by tenants and normally require a number of repair and refurbishment works to be undertaken to make them safe, clean and in a good condition for the next tenant to move into.

Further Details: - Void properties will be inspected to identify works required, including any major refurbishments (e.g. kitchen and bathroom refurbishment).

Following the initial inspection by the Council's Voids Surveyor, asbestos survey and electrical test and inspection will be carried out by Council's specialist contractors and a programme of asbestos management and electrical works required will be drawn up to be undertaken as part of the void works.

The Contractor will be required to undertake all works necessary to bring the property up to the Council's re-let standard, apart from asbestos surveys, notifiable asbestos management works, electrical tests and inspections and gas heating boilers and heating radiators installations.

The Council has selected the supplier for kitchen units, cupboards, worktops, sinks etc. through a framework agreement that is fully OJEU compliant for this purpose and the Contractor shall be required to source these items from this supplier.

The Contractor shall be required to contract directly with the Council's named supplier of kitchen units etc.

All other elements for bathroom fitment and general repairs and redecorations shall be sourced by the Contractor.

All elements, including the kitchen units shall be paid for by the Contractor.
