The brief

The survey is to include investigation and appraisal of all visible and accessible parts of the buildings, including intrusive investigations to establish condition of wall ties & cavity wall insulation and those areas which are not part of the structure, such as drainage runs & incoming services.

If access equipment or intrusive survey is required to reasonably assess condition, then this should be discussed and planned with the Contracting Authority and arranged via the Contracting Authority and its construction partners.

Any immediate risks identified must be reported to the Contracting Authority in writing at the time of the survey.

The building and building related elements to be investigated and appraised for inclusion in the report are: i) All external building elements.

This includes, but is not limited to, roof coverings/structure, wall structure/finishes including cavity wall ties, chimneys, flues, concrete frame, rainwater goods, fascias & soffits, windows, lintels, balconies, doors, lightning protection, external details/features, canopies, stores. ii) Analysis and appraisal of existing u-values through building fabric, and key elements (e.g. windows/roof/floor/ different wall types).

Options for replacement and/or improvement should be set out clearly, with costs against each, and recommendations for future reasonable repairs and/or improvement. iii) Note clearly any and all instances of damp, water ingress or condensation, and the likely cause, and options for remedial repairs. viii) In all areas and elements, any Fire, asbestos or other health and safety risks.
