Guildford Borough Council (hereafter 'the Council') recently adopted the Local Plan: strategy and sites (LPSS) Development Plan Document (DPD).
This is the first of two DPDs currently envisaged to supersede the Local Plan 2003.
As part of the evidence base supporting the examination of the LPSS, the Council prepared the Local Plan and CIL Viability Study, 2016 and Guildford Local Plan Viability Update, 2017.
The second DPD, which when adopted will fully replace the remaining policies of the Local Plan 2003, will consist of the more detailed development management policies (hereafter 'LPDMP').
It is currently envisaged that consultation on a Regulation 18 document will be undertaken in mid 2020.
Whilst the LPSS contained the majority of policies relevant when considering development viability (such as requirements for contributions to affordable housing, adaptable and accessible homes, protection of the Thames Basin Heaths Special Protection Area and infrastructure requirements) it is anticipated that certain policies likely to be included in the LPDMP may also have implications for viability.
These would need to be considered and assessed as part of the plan making process (alongside existing policy and infrastructure requirements) to ensure that the deliverability of the Local Plan is not compromised in the borough.
