Building Safety - Delivery of Training
The Group employ a variety of roles which are impacted by the requirements of the Building Safety Act 2022 and the Building Regulations 2010.
This includes Building Surveyors and Project Managers overseeing survey and refurbishment work in the Group's social housing stock.
This stock includes 25 high-rise residential buildings where the Group are the Principal Accountable Person.
The Group appoint external Principal Contractors and Principal Designers to carry out this work, however, retain all client responsibilities for the work.
The Group require a competent person to deliver training to nominated colleagues to provide an overview of the requirements of the Building Safety Act 2022 (the Act) and the changes to Building Regulations introduced by the Act.
The training must include at least the following: • An overview of the requirements of the Act, including the requirements specified under part four of the Act aimed at those managing occupied high-rise residential buildings and the Principal Accountable Person. • An overview of the role of the Building Safey Regulator. • Changes to the building regulations introduced by the Act for work in all buildings. • Changes to the building regulations introduced by the Act for work in high-rise residential buildings. • How the Principal Contractor and Principal Designer duty holder roles differ under the Act from those required under the Construction (Design and Management) Regulations 2015, including the requirements to report mandatory occurrences. • How clients can assess the competency of the duty holders required under the Act. • The changes to building control approval for work in occupied high-rise residential buildings, with specific examples of the types of work where building control approval would be required and where it wouldn't. • How the building regulations will be enforced. • How the golden thread of information should be maintained and updated throughout the lifecycle of the building and during refurbishment works in occupied high-rise residential buildings.
