The brief

LondonEnergy Limited (LEL) require an inspection of all its civil assets and a maintenance plan and a proposed inspection regime.

The civil assets are listed in the attached appendix and have been split into the following asset types to be assessed: 1.

Energy from Waste plant (excluding the assets in Tasks 2 and 6) 2.

Energy from Waste plant roofs surveyed in 2024 3.

Household Waste Recycling Centres 4.

EcoPark South buildings 5.

Bridges, and 6.

Tipping hall ramps The inspection and reporting will generally follow the RICS Planned Preventative Maintenance (2022) guidance for buildings and the Design Manual for Roads and Bridges (DMRB) used by National Highways for the bridges.

This survey will be undertaken from ground level or building floor levels.

No working at height or any access that requires special equipment such as harnesses, ladders or MEWPs is included.

The report will identify areas/assets which were unable to be inspected.

As required by LEL, the report will include a condition score for each of the 46 assets identified in Appendix 1.

The RICS guidance suggests the following condition ratings, however we can use an alternative system (eg a number system) Should any items be identified as hazardous during the site visit, these will be brought to LEL's attention immediately.

The report will provide a priority list for the assets that require a detailed inspection to identify defects for repair.

This report will not include a list of defects or a maintenance plan.
