The brief

A contractor is required for the fit out of two commercial units on the ground floor of Sheldon House, Gayton Road for the purpose of providing client facing office accommodation for Harrow's Citizens Advice Bureau and Emergency Front Door council services.

The intention is to run these installations as a single project that will need careful site management as they are at the base of an occupied residential apartment block.

A separate contractor will provide the council with advice and support for roles including Employer's Agent, CDM, principal, architectural and M&E design.

Unit 1 - Citizens Advice Bureau To be fitted out to their design and requirement specification (already designed) to best meet the needs of their volunteers and visitors.

Works will require installation of interview rooms, back office space, tea point and toilet facilities.

This unit was previously utilised as a 'show home' so has a temporary fit out that will need completing and in some areas adapting.

Unit 2 - Emergency Resident facing services To be fitted out to the design and specification of the Council (already designed) to meet the needs of staff and the public visiting site.

The site needs Category A and Category B build works are needed to provide reception, private interview space, back-office space, toilet facilities (including a changing places facility), access control, air flow management, heating and cooling.

The ground floor space is currently split into the two units with separate entrances and fire exits but the intention is to share services across both units such as access control, networking, heating and cooling etc. to limit requirements for plant and duplicating installation.
