The brief

The nature of the work to be undertaken consists of the demolition and removal of a section of the building at ground floor level with an extension to the existing central section of the Northern elevation and the installation of a new first floor level to Eastern side of the building.

Subject to client budgetary constraints, Tenderers are advised to look at the provision of separating the costs of the (Main Ground floor refurbishment) as a priority and (First floor construction) as two separate parts, this is also to be reflected in the costs associated with preliminary items (the split in cost to be based upon the time difference for each part of the proposed works).

It is intended for the Tenderer to cost the entire specification which includes both ground and first floor construction and refurbishment.

The specification has been formatted so that the costs can be split between those associated with the ground floor works and those works associated with the first floor proposal.

It is a requirement that costs are submitted for each and every item in the specification so that the costs can be attributed to the appropriate areas of work.

For economies of scale, the Tender Sum is to include for all works detailed in the specification and drawings for both the Ground and First Floor works.
