The Works: The proposed works consist of the refurbishment of all 48 timber sash and case windows and dormers on the original building facing George Street and 5 timber sash and case windows to the Rose Street Lane Store Building.
A full Asbestos Refurbishment / Demolition Survey will be required to be carried out on all work locations prior to the commencement of any work.
The survey, sample collection and sample analysis must be carried by a UKAS accredited contractor in accordance with ISO 17020, ISO 17025 and Health and Safety Executive Guidance Notes; HSG 248, Asbestos: The analysts' guide for sampling, analysis and clearance procedures" and HSG264, Asbestos: The survey guide.
The Principal Contractor will also be expected to assess the existing fall arrest anchor points and provide additional anchor points to enable safe means of access for IRATA qualified technicians to all work locations during the project.
All new anchors must be tested, examined, marked and certified to BS EN 795:2012.
In addition any new eyebolts must to be installed, tested, examined, marked and certified on site in accordance with BS 7883:2005.
Provisional work has also been identified and included in the bill of quantities.
This work may be carried out or removed from the contract prior to award.
These provisional work items include: •All cellar external walls to be prepared and painted. •All cellar doors to be prepared and painted. •All downpipes and gutters to be inspected, prepared and painted. •All railings on the front elevation of the building to be prepared and painted. •The building front door to be prepared and painted. •Rose Street Lane stores security gate and door to be prepared and painted. •Rose Street Lane steel garage doors to be prepared and painted. •Disabled lift / access stair separating board to be prepared and painted. •Steel handrails on flat roof to be prepared. •Pipe box on flat roof to be prepared and painted. •Balcony timber door to be prepared and painted. •Sky light above T.07 to be inspected and remedial work carried out if necessary. •Flag pole sockets on front elevation of building to be inspected.

Site Visit A site visit is planned for NLB Headquarters, 84 George Street, Edinburgh, EH2 3DA on Friday 13th September 2019.
If this is not suitable then the option to arrange another date may be available.
All Tenderers attending the site visit should contact Elliot Freeman, Procurement Officer, via Delta eSourcing messaging centre by 1200hrs on Monday 9th September 2019 to confirm attendance, including names and mobile numbers of the representatives intending to visit site.
