The brief

The Council is seeking a NICEIC Approved Electrical Contractor to act as the Principal Contractor with the capability and experience to manage specialist sub-contractors to undertake and execute the contract works.

The Council will not consent to the whole of the works to be sub-contracted.

It is essential that this project is successfully executed within 10 weeks whilst only one of the wings will be available to completely shunt down for carrying out the works and the others will be operated with residents staying in all the time, so the Contractor will need to demonstrate they have recently completed at least one similar project successfully (similar scope of work, similar value and similar timescale) and they have the competency and sufficient resources to meet these requirements.\r \r The project requirements but not limited to below are:\r \r i.

Replacement of the existing normal lighting with new LED lighting except those in the bedrooms and lounges.\r ii.

Replacement of the emergency lighting with new LED emergency lighting.\r iii.

Replacement of existing main panel board and distribution boards with integral residual current protection and arc fault detection device protections to all final circuits with socket outlets.\r iv.

Replacement and modification of the existing fire alarm system to assure the entire fire alarm system in compliance with up-to-date regulations.\r v.

Replacement of the nurse call system throughout the building. \r vi.

Installation of infrastructure for new WiFi system.\r vii.

Other miscellaneous such as relocation of the existing uninterrupted power supply and upgrade of the existing automatic transfer switch etc.\r \r at Alexandra Way Residential Care Home, 3 Alexandra Way, Thornbury, BS35 1LA.\r \r The Contractor shall appoint a full-time site-based representative (i.e. site/contract manager) throughout the works on site.

It is expected the Contractor will have to work longer weekdays and weekends during the works period to complete the work within the contract programme requirements and include these costs in their tender.\r \r The works shall be carried out in accordance with the Construction (Design and Management) Regulations 2015.

The Contractors will need to demonstrate they are fully conversant with their responsibilities under the Regulations in their tender return and allow for all costs associated with their management of the Contract.\r \r The whole of the works are to be carried out in accordance with the terms and conditions of the JCT Standard Building Contract without Quantities 2016, published on behalf of The Joint Contracts Tribunal Limited by Thomson Reuters (Legal) Limited trading as Sweet & Maxwell.

The Contractor shall obtain a copy of The Joint Contracts Tribunal Limited Standard Building Contract without Quantities 2016 and shall make themselves aware of the conditions therein.\r
