The brief

The delivery of the works undertaken by the Contractor under this Contract shall enable the Client to discharge their responsibility under The Regulatory Reform Fire Safety Order in relation to the inspection, testing, cleaning, re-setting and lubrication of fire and smoke dampers.

The Contract shall comprise of the yearly inspection, testing, cleaning, re-setting and lubrication of fire and smoke dampers in accordance with BS9999: 2017 Fire Safety in the Design, Management and use of Buildings document, and Building Engineering Services Association (BESA) Technical Bulletin TB/001 Fire and Smoke Damper Maintenance document at Shropshire Council sites along with those of other external clients to the Client.

The Contract consists of carrying out the planned preventative maintenance of fire and smoke dampers installed on Council controlled premises, to ensure that they are maintained in a safe condition so as to prevent risk of injury to any person or damage to any property, to ensure optimum system efficiency, and to extend the working system life.

The major components comprising fire and smoke dampers to be maintained are included in Appendix A Servicing Schedule.

The maintenance contract shall be in the format of mobile periodic maintenance, including consumables, specialist labour plus emergency call-outs, spares and specified replacement parts.

Service visits are to be within the months shown in the Schedule of Properties - Appendix B and shall not lapse the date given.

Inspections are permitted to be undertaken up to 2 weeks early.

The Contract shall comprise of the remedial works required to repair the existing equipment if found to be faulty subject to the prior approval of the Budget Holder and Client and shall be in accordance with clause 2.9 of the specification.
